Highlights
- Self-catering management, furnished flats with bed linen and towels.
- The kitchens are equipped with the main utensils and various crockery, complete sets of plates, cutlery and glasses, moka coffee maker, tablecloths, etc.
- Minimum stay: July and August, 6 days, Sunday to Saturday; other months, three days. Check-In after 17:00, Check-Out by 10:00.
- Flats are also available for longer periods, 28 days or more, with discounted rates to be agreed.
- Private swimming pool in a panoramic position, with a magnificent view of the medieval village of Rotecastello. Dimensions 14 by 6 metres, available from May/June to September/October, depending on weather conditions.
- Internet area with WiFi signal, in all houses and outside.
- A new SPA facility dedicated to wellness and relaxation, open all year round, with heated mini pool, counter-current swimming, air geyser, sauna, Turkish bath, tea corner, ‘Concept’ Model D’ rowing machine and service with toilet and shower for the disabled.
- Air conditioning/heating available on request.
- Bathroom linen includes a set of towels for each pair of guests; the set consists of three towels, 1 small, 1 medium and 2 large, to be used exclusively inside the flats. Pool towels not available. Baby bed linen not available.
- Outside with private covered areas, furnished with dining table, chairs and sun loungers; natural garden with elms, lime trees, holm oaks, broom and various shrubs, 2500sq.m. lawn, large vegetable garden, orchard with walnuts, cherries, pomegranates, almonds, figs, rowan trees, quinces, mulberries and more. The farmhouse is part of a 20-hectare farm, with woods, olive grove, truffle grove and various other crops with walking trails.
- Some shared bicycles are available free of charge; Two MTB e-bikes available for rent, sizes M and L, including helmets.

- Ample free outdoor parking with roof, with 11 kW charging station for electric cars.
- Accessibility: the app. ‘Il Mandorlo' has one bedroom and one bathroom on the ground floor equipped for handicapped persons.
- Other local activities: communal swimming pool, tennis, hiking and cycling, restaurants, trattorias, wine cellars, cinemas and theatres, guided excursions, hiking trails, horse riding, fishing, rafting, canoeing.
- Two children's beds, no linen, high chairs, toys and other baby accessories available at no extra charge, see list.
- For the comfort of all guests, smoking is only permitted outdoors.
- Pet Friendly, pets allowed on explicit request.
- Contact with local businesses for the following services: house cleaning, linen change, cooking services at the farmhouse, laundry services, guided excursions, E-bike hire, ceramics courses and/or guided tour of the kilns near Deruta.

- Large outdoor car park equipped with a charging station for electric cars, at a cost of €0.60 per kWh.

- Summer air conditioning and winter heating:
Each flat is equipped with a powerful air conditioner, located in the anteroom near the bedrooms. Air conditioning can be activated on request, at a cost of €8.00 per day;
Gas heating with autonomous methane boiler, with a supplement of € 1.40 per cubic metre of methane gas consumed, only during winter stays of 3 nights or more.
Standard final cleaning € 30.00. - Pet friendly: Pet sanitation €30 per week, per pet. On explicit request and upon confirmation.
